So, I live in Cherry Hill and drove down to AC for the first time (originally from FL).
Went to bar at Angeloni's before dinner at Chef Vola's (had the bone in veal parm, of course)

I was surprised at how run down Ducktown is.
26 N. Georgia Ave literally had some black homeless guy who was drunk and/or high sitting on the steps! Funny, but sad. Otherwise, it's all Mexican families with 50 kids packed into divided row homes.
Angeloni's seems to have a local crowd. Amazing wine list and food looks great. Had clams at the bar!

Vola's has AMAZING desserts. Had the butterscotch ricotta cheesecake, which was fantastic!
Def wanna take my mother there when she visits in Sept.

Any locals have other shore town/AC recommendations? Thanks!

You are being nice by saying run down ….. it’s fucken disgusting ….. there are small pockets but it’s completely done !!! Fentanyl is everywhere and it coming to every town …. It fentanyl lil heroin and a tranquilizer mixed in done on purpose it’s highly highly addictive …. They are hooking the entire country by selling it for 2$ - 4$ and after you have it you want nothing else….YOU are a zombie after taking this new mix….. cartels have a plan to hook the world….. and they are doing it .

GO TO YOUTUBE and type in Kensington Pennsylvania and you’ll see what this drug is doing and it is hitting every town in America.

WE got to Garners Basin , Tennessee ave. Is gross but there are five new bars and a couple old …. There is a couple bars back in Bungalow park on the water hard to find. Dock Oyster House Georgia and Atlantic is great but go during happy hour or you will pay $$$$ …. There are just a few places …The old Allen’s Cafe California and Fairmount ave is the new Scannichios ( Lefty’s )…. Compared to 500 back in the day ….. fucken killing me !

The old Sherlocks pub on Annapolis and Atlantic not bad …. The old TK’s is supposed to open ….. but trust me 20,000 Italians Irish German all ran out of there in early 70s late 70s they leveled 25,000 houses and nobody but transients from around the world have moved there to work at casinos …. The first 15 years it was all locals that worked at casinos … but as business declined they dropped wages and it became like 7-11 kind of pay …. Its over and never coming back .

Thanks so much for your reply! I can't imagine who comprises the tax base of AC. Maybe outlying suburbs in Atlantic County?

Friend told me that Dock's was renovated and scarcely resembles the original joint.
Knife and Fork is supposed to be the real deal, though. Have yet to try White House, but it's on the list!

On a nice day, the drive to AC is a cinch. Jump on 73 S to AC Expressway.

I'll check out Gardner's Basin. Love seafood!

Speaking of the 500 Club, I went to the Friendly Lounge in South Philly. Didn't know that Skinny's sons still own/run the place. Big portrait of Skinny Razor in the back. Very cool.

Ate at Dante & Luigi's. Another amazing place...

When i said 500 I mean we had 500 bars and restaurants … but 500 club was great and Skinny D was a great man …. Knife & Fort is very good … yes Docks is almost all new .

White House has fallen so far !! The silent partner was last family standing and they cut quality so bad …. And don’t believe what they tell you because they will lie … it’s about 50% of what it was ….it’s almost done and the one in HardRock is even worse…..its bad !!!

Atlantic City is little Kensington !!!

It will not change because the casinos are not going anywhere…. So you will always have renters and people that work jobs around 25,000$ a year and those people even if they can afford to buy a house will not buy in AC because there children get abused in the schools …. Renters are what they are … they just have no interest in making someone’s else house better

AC can never be Ventnor Margate or Longport because the people that work casinos could never afford if AC went the way of towns down beach ….. its a terrible circle…. AC is done ….. all but a few pockets … DONE

In last year little 2 bedroom bungalow in Ventnor went from 270,000$ now they are 500,000 $ and they dont go to market …realtors have a list of people so it never makes it to zillow unless its not very desirable house …. Ventnor is right next to AC ….its really crazy when you think about it . All my uncles and great uncles bought in Longport in 60’s we got in early…. Not all of us but by 82 every one was gone.

Sad to hear about White House Subs. Place is still well publicized.

I'm gonna try John's Roast Pork in Philly on Saturday! Will order a roast pork and a steak and have someone carry me to the car lol.

Where would you go for hoagies, then?

Serp, Angeloni’s is still around? I thought Albert retired like 10 years ago and sold both the Trenton location (which I think was turned into a liquor store) and the one in AC. Is it still in the family? Is Alan still involved?

You can totally skip Whitehouse Subs as far as I’m concerned. I never understood the appeal with that place.

DiNic’s for roast pork IMO. But John’s is good too. You actually got one of the best cheesesteaks around in Cherry Hill… Chick’s Deli.

The original owner White House was (is) Tony (Anthony) Basile built the business from a milkshake and hotdog stand and junk shop in the back in 1946…... and as slow as they got in some lean cold winters he never ever lowered the product …. He took care of everyone was extremely generous even to the rich a famous intern made the business famous ….. its all gone …. Nothing like even 1998 when he walkout of there … his two daughters and there cousin destroyed it in months . Its just hanging on his rep … but not same

Tony’s Baltimore Grill same deal and on its third owner in ten years I believe

Oh wow, I've seen that place! Will check it out.

I'd like to buy up here in 6 years. Would you rather have a loft condo in Philly, row house, or house in South Jersey?
As a current single guy, don't feel I need a 4 bedroom house.
Want to keep a car regardless of where I live.

So far, I love the greater Philly area. Nice people, amazing food, cool history.

If you have a half a million to get a little 3 br 2 ba then Margate is cool and of course summer is when its good …. But if you are talking city living can’t beat Philly and Philly should keep getting better and your money will go a lot further in PA they don’t tax certain income .

My concern about Margate is that it's a seasonal town with much less to do than Philly.
I'm inclined towards Philly as long as I can get a place with a allotted parking. PA state income tax is flat 3%.

Camden County is nice, but all single family homes.
Property taxes in Haddonfield are astronomical!!

If I stayed in NJ, I might move north to Weehawken or Jersey City and get a 3/2 condo or row house.

Coming from FL, I think that place is WAY over saturated and especially with current mass influx. Hot as hell, rude people. bad drivers, no real history/culture, and horrible buyers market.
Philly still seems to have a lot of value in real estate. Weehawken looks reasonable priced too except for property taxes!

If Philly doesn’t fix the school district they are going to have a big challenge keeping all the millennials that moved into the city there once they start having school aged kids. And that’ll impact prop values. In Camden County you should check out the walkable towns with easy access to Philly (24/7 subway). Westmont, Collingswood, Haddonfield (if you got $ like that) and Oaklyn. There’s row homes in each of them and stuff to do locally (especially the restaurant scene) without always having to go into Philly, which is only like a 15-20 min ride. You think south Jersey prop taxes are bad, wait to you see what further north looks like.

I'm not hell bent on kids, but more options is obvs always preferable (as far as proximity to better schools goes).

I'll have to check out the row houses around here. Target home purchase is ~6 years, so we'll see what happens.

I do love greater Philly though! Great place except for ass clown commie government haha. I knew what I was getting into when I left FL!
